  • Application Policy

    General Guidelines
    Standards : All new resident lease applications and renewals are considered equally without discrimination on the basis of race, color, sex, religion, handicap, familial status, sexual orientation, national origin, disability or any other class protected by applicable laws.

    Occupancy : Two people per bedroom (exclude children up to 24 months in the number of occupants).

    Applications : Required for all occupants who are 18 or older.

    Identification : Valid U.S. or state-government issued photo identification (e.g., current driver's license) is required. Non U.S.-citizens must present a valid passport or visa.

    Timeframe : Pre-approval begins immediately upon application submission. Application processing may take up to 48 hours.

    Residency Income Qualifiers
    Monthly Income : Averages two-and-a-half (2.5) times the monthly rent. Verification may be requested, including pay stub, letter from an employer, most recent W-2, most recent tax return and/or certified verification from company accountant or bank

    Guarantors (Co-signers) : Guarantors must complete a lease application, meet the landlord's financial requirements and meet all other applicable residency qualifiers. 

    Renter History Qualifiers
    Current Residency : No evictions - validation of current residency will be performed. Negative payment history can disqualify an applicant.

    Criminal Background : Criminal background screening will be performed, and all applicants must meet landlord's screening criteria in order to qualify for residency.

    Credit History : Reports with past or current bad debts, late payments or unpaid bills, liens, judgments and bankruptcies can disqualify an applicant. Adheres to Fair Credit Reporting Act (FCRA).

    Employment : Verification of employment may be performed.

    Background Checks : May or may not include community and/or third-party contact with current and/or prior landlord(s), employer(s), credit reporting agencies, state and local law enforcement agencies, and personal references. Inquiries may include information regarding applicant's character, general reputation, personal characteristics, mode of living, credit report and criminal background.

  • Lease Policy

    Lease Terms
    Terms : Available lease terms: 7-15 months. Price range based on lease length and specific move-in date.

    Month-to-month : Available at the end of the lease for an additional month-to-month fee, subject to the applicable terms and conditions of the lease

    Corporate : Contact community for specific requirements.

    Rent & Utilities Payment : All payments of rent and utilities can be made online at no charge. Credit & Debit cards are accepted and require a small fee. 

    Fees and Deposits
    Non-refundable :Application fees are non-refundable.

    Refundable : Security deposit (or holding fee) is refundable when certain criteria are met.

    Lease Guarantors (Co-signers)

    Criteria : Guarantors (co-signers) must meet the landlord's applicable resident selection criteria (including, but not limited to, meeting all applicable financial requirements).

    Renter Insurance
    Requirements : Proof of renter's liability insurance is recommended upon lease signing. Residents are pre-approved for liability coverage through MultiFamily Insurance Partners and can visit MFIP's website, or call 1.877.826.8203 for quotes.

    Roommates (Occupancy Change) Remaining and new leaseholders must qualify when a roommate (occupant) moves out before the lease ends. Fees will apply for new occupant application processing.

    Sublet/Sublease : Subletting of apartments homes is not permitted.

  • Pet Policy

    Northgate Addison Apartments Pet Policies:
    We accept cats and dogs
    2 pets allowed per household 

    $350 setup fee
    First Pet: $35/month
    Second Pet: $50/month

    Notes:
    Pet owners are required to walk pets outside grounds and to nearby parks. 

    Breed Restrictions:
    Our pet-friendly apartments welcome most breeds of dogs. However, because certain dogs do not thrive in a community environment, we cannot accommodate the following breeds, dogs resembling these breeds, or mixes of these breeds: Akita, American Staffordshire Terrier, Bull Terrier, Chow, Doberman, German Shepherd, Husky, Pit Bull, Presa Canario, Rottweiler and Wolf Hybrid. 

  • Parking Policy

    Outdoor parking is on a first come, first serve basis. Resident(s) must register vehicles & purchase permits at the rental office and at the Village of Addison Town Hall. Northgate Addison Apartments Parking permit fee: $10 per vehicle/year Maximum parking spaces per unit: 2 cars. Visitor Parking is designated and vehicles are not required to display permits .
